Gienapp Design provided building assessment services of the office building at 545 Salem Street in Wakefield, MA, for a ‘due diligence report’ for a potential owner of the property. Following the assessment, the accounting and consulting firm of Costantino Richards Rizzo, LLP (CRR) purchased the three-story office building for their 15-year-old business, intending to occupy the entire third floor and half the second floor for their growing operation.

This project was demanding in part due to an exceptionally tight schedule. Due to tenant agreements at buildings, all renovations and tenant relocation had to occur within 30 days of purchasing the building on November 1st.

The scope of work for this project included demolition of walls, ceilings and interior finishes, and the installation of new partitions, new ceilings, floor finishes, painting, and furniture, fixtures and equipment (FFE). Gienapp Design evaluated CRR’s existing equipment and furniture needs, and through the use of Building Information Modeling (BIM) software, provided space planning and design services ensuring that existing office furniture and equipment would fit in the new space, as well as aid in the purchase of new office furnishings for the company’s planned expansion.

Gienapp Design carefully phased the work of the project by prioritizing renovations that had to occur before moving in and those that could happen afterwards, and by selecting long lead-times item early in the planning phase. Regular meetings were held on site during construction to handle unforeseen design issues and coordination of design-build trades.
